One part of the Primary market is still far tighter than the national market
The National Association of Realtors reported 4.9 months of supply across the U.S. in August. That is the highest level in over ten years. But in ZIP 10583, the Real Estate Data Aggregator counted just 1.1 months of supply for the three months ending July 31, 2026. That gap is the single biggest thing shaping what sellers and buyers can expect right now.
Low supply means buyers in 10583 have fewer choices. It also means sellers there have real pricing power. The numbers back that up.
ZIP 10583: the tightest corner of the Primary market
The Real Estate Data Aggregator counted 175 homes sold in ZIP 10583 in the three months ending July 31, 2026. That is up 5.4% from the same months of 2025. Homes for sale fell 11.1% in the same period. Fewer homes available, more homes selling. That is a tight market.
The Real Estate Data Aggregator shows 75.4% of homes in ZIP 10583 sold above list price. That is up 15.8 points from a year before. The average sale came in at 111.9% of list price. For sellers, that means the list price is often just the starting point.
Nearly 23 in 100 homes in ZIP 10583 went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share held steady from a year before. Buyers who wait in this ZIP code often lose out.
This kind of price strength is not just a local quirk. Redfin reported that home prices in Nassau County, NY rose 8.1% year over year in August 2026. The broader area around this market is moving in the same direction.
The rest of the Primary market tells a different story
Not every ZIP code in this market is this tight. The Real Estate Data Aggregator shows ZIP 10701 at 5 months of supply and ZIP 10704 at 5.1 months. Those are closer to, or above, the national figure the National Association of Realtors reported.
ZIP 10703 saw days on market rise 13 days from a year before, the Real Estate Data Aggregator found. In that ZIP, the average sale came in at 98.6% of list price. Not every home sold above asking. Sellers there are in a different position than sellers in 10583.
Nationally, Redfin reported that August was the strongest buyer's market on record, with 58% more home sellers than buyers across the U.S. That pressure has not hit every part of this market equally. ZIP 10583 is a clear example of a local pocket that runs against the national grain.
What buyers are facing right now
Freddie Mac put the average 30-year fixed mortgage rate at 7.03% as of September 24, 2026. The 15-year rate averaged 6.42%. Those rates affect how much buyers can offer. In a ZIP like 10583, where homes sell fast and above asking, financing has to be ready before the search starts.
Redfin reported that sellers gave concessions to buyers in 44.7% of U.S. home sales in August. In ZIP 10583, that kind of give-back is rare. The data points the other way: buyers there are the ones giving more, not sellers.
